Our Team — Liteco Projects Sydney
Liteco Projects is built around a small, senior team rather than a large rotating contractor pool. The people who scope your project are the people who deliver it. Over twenty years we have assembled specialists across design, estimating, joinery, project management and site supervision, and we keep them together project after project.
Design and documentation
Our in-house design team handles concept development, spatial planning, materials and finishes selection, and full construction documentation. Because they sit in the same office as the estimating and construction teams, drawings are produced with buildability and budget in mind from day one — not designed in isolation and then value-engineered down. They coordinate directly with structural and services consultants, and prepare the documentation packages that councils, certifiers and strata bodies require.
Estimating and procurement
Our estimating team prices directly from our own drawings, which means the number you approve is the number the site team works to. They manage supplier relationships, long-lead items and equipment procurement — including commercial kitchen equipment packages for hospitality projects — so that materials arrive on programme rather than stalling it.
Joinery workshop
Liteco operates its own joinery manufacturing capability. Cabinet makers and bench hands produce counters, bars, banquettes, wall panelling, display units and bespoke feature joinery to our own drawings and our own quality standard. Owning the workshop removes one of the most common causes of fitout delay — waiting on an external joiner — and lets us control the finish quality that clients actually see and touch every day.
Project management and site supervision
A dedicated project manager runs each site: programming trades, coordinating deliveries, managing site safety and holding the construction programme against the agreed dates. Our site supervisors are on the floor daily, checking work against drawings and specification, and escalating issues before they become rework. Clients receive weekly progress reporting with photographs and a clear view of what is next.
Compliance and certification
Our team manages the approval pathway end to end — development applications where required, construction certificates, fire safety and essential services coordination, food-premises and health requirements for hospitality venues, and final occupation certification. Two decades of dealing with Sydney councils and private certifiers means we know the questions that will be asked and prepare for them early.
Working with Liteco
Because our team is deliberately small and senior, clients deal directly with decision makers. There is no account manager relaying messages between you and the people doing the work. If something needs a decision, the person who can make it is in the room.
To discuss your hospitality, retail or workplace fitout, contact our Sydney office and we will arrange a site visit with the team who would actually deliver your project.

Skills, licensing and development
Our people come from trade and construction backgrounds rather than from a sales floor. Project managers hold formal construction and project management qualifications and have run commercial sites; site supervisors have trade certificates and years of hands-on supervision; our joinery team is made up of qualified cabinet makers, including apprentices completing their certificates through a combination of workshop hours and registered training. Senior staff hold current first aid, working-at-heights and construction induction cards, and we keep a training register so that tickets and competencies are renewed before they lapse rather than after.
We deliberately invest in apprentices. A fitout company is only as good as the bench hands and site carpenters coming through, and training our own people means the standard we set on drawings is the standard maintained in the workshop and on site. Apprentices work under direct supervision on real projects from their first year, and several of our long-standing team members started with the company this way.
How we select and brief subcontractors
Liteco self-performs design coordination, joinery manufacture and site supervision, and engages specialist subcontractors for electrical, plumbing, mechanical, fire and other licensed trades. Those trades are selected on licence and insurance status, demonstrated commercial experience, capacity at the time of the programme, and past performance on our sites. Every subcontractor is inducted to the site-specific safety plan before starting, briefed against the same drawings and specification the client approved, and held to the same completion and defect standards we apply to our own work. Poor performance is documented and acted on; we do not carry a problematic trade onto the next project because they are convenient.
What clients can expect from working with our team
- One point of contact — a named project manager who knows your site, your programme and your decisions.
- Direct access to decision makers — the people who can approve a change or solve a problem are the people in the room.
- Weekly reporting — progress photographs, a look-ahead programme, and a live cost position.
- Coordination, not chasing — consultants, certifiers, building management and suppliers are managed by us.
- Documented handover — warranties, as-builts, maintenance information and a defects process we honour.
Working across Sydney and New South Wales
Our team delivers projects throughout the Sydney metropolitan area — the CBD and Barangaroo, the inner west and Surry Hills, the eastern suburbs and Bondi, the north shore, the Northern Beaches, Parramatta and western Sydney — as well as regional New South Wales where a client’s roll-out takes us there. Working across many local government areas means our team already understands the different approval paths, inspection regimes and landlord requirements involved, and can plan for them instead of discovering them mid-build.
Talk to the people who would deliver your project
If you are planning a hospitality, retail or workplace fitout, the most useful first step is a site visit with the project manager and estimator who would actually run the job. We will look at the tenancy, talk through your brief and budget, and tell you honestly what the space will and will not support. Call our Sydney office or send through your drawings and we will come back to you with a feasibility view and an indicative programme.
