From Concept to Completion: How We Manage Construction Projects the Liteco Way

It is all about the process, and at Liteco, we have refined our process.

Liteco has been managing construction projects for over 20 years and from our experience, every commercial fitout starts the same way – a brief, a budget and a deadline. And the deadline always seems to feel tighter than it should.

Over the years, the one thing we have found that separates a smooth project from a stressful one isn’t just luck – it’s all about the process behind it and at Liteco, we have refined our process.

We have a seven-step methodology and it is a process that keeps our clients informed, budgets protected and timelines on track from the very first conversation to the final handover.

Step 1- 2: First we listen, then we design (realistically)

Before we start designing, we sit down with our client and listen as we need to understand their vision, their brand and their operational needs.

After this we walk through the site itself, checking existing services, identifying risks and non-compliance issues and scoping out what is realistically achievable. We do all this before we start putting a layout on paper.

From there, our design team develops a fitout plan around the actual budget (not an aspirational one). This covers the layout, materials, lighting and furniture, as well as bringing in engineers or heritage consultants if a project needs them.

Why this matters:

Fitouts that go wrong usually go wrong at the brief stage.

A design that looks right on screen but ignores the reality – site conditions, services or the budget – is the single biggest driver of costly variations later. It is therefore imperative that this initial briefing stage is correct – making everything downstream much simpler.

Step 3 – 4: Approvals & costings (done in parallel)

Council approval requirements need to be considered from the outset rather than treated as an afterthought.

Council and certifier requirements can derail a timeline faster than almost anything else, which is why we manage DA/CDC approvals proactively rather than treating them as a formality.

At the same time, once the design is locked in, we prepare a detailed quotation – for hospitality clients, this includes equipment as part of the one package, so there are no surprise line items appearing later in the project.

Step 5: Construction (with standards)

It is at this stage that the plan becomes real.

At Liteco we offer custom joinery and this is built in-house (or manufactured to our specs). We also do regular on-site inspections to make sure workmanship and safety are adhered to.

We believe clients should not be left guessing regarding what’s happening on site – so communication is key. We provide consistent progress updates, so any issue is flagged and managed while it’s still small.

Step 6 – 7: A Finish (that means finished)

Handover is not the end of our involvement.

Our aim is to deliver on time and to a high standard. That means that if any issues or defects occur after opening then we are available to resolve them.

A fitout is not “done” until it is working properly for the people who are using it every day.

We know that none of this is complicated in theory. What makes it work is discipline.
Also, having the same team, who are accountable from the first site visit to the post-construction support is gold.

Responsibility does not shift between different, disconnected parties. Continuity is guaranteed which protects budgets, allows us to hit deadlines and ultimately hand over spaces our clients are proud to open the doors on.

How long does a typical commercial fitout take, start to finish?
It depends heavily on scope, approvals, and site conditions, but most projects run from initial consultation through to handover across several months once design, approvals, and construction are factored in. We provide a realistic program at the quotation stage so there are no surprises.
Do you handle council and certifier approvals for us?
Yes. Approvals and permits are built into our process as a dedicated stage – we manage DA/CDC applications proactively so they don’t become a bottleneck later in the project.
Is hospitality equipment included in the quote, or is it a separate cost?
For hospitality clients, equipment is included in the fitout quotation as one package, rather than being quoted and managed separately.
What happens if something needs fixing after we've moved in?
Post-construction support is a formal part of our process. We assist with defect touch-ups and coordinate warranty claims on equipment, so support doesn’t stop at handover.
Can you work with our own architect or designer?
Yes – while we offer a full design-to-completion service in-house, we regularly coordinate with external architects, engineers, and heritage consultants where a project calls for it.
